Over fascia ventilation delivers the continuous airflow your roof needs to stay healthy and compliant
With modern solutions, there’s no need for prominent or unsightly soffit vents. A discreet and highly effective option is the over-fascia ventilation system, which sits above the fascia board and remains hidden from view while delivering the continuous airflow your roof needs to stay healthy and compliant.
Roof Ventilation – Discreet, Effective, and Regulation-Compliant
If you starve your roof of the correct ventilation then moisture will form in the way of condensation which can cause damp in you roof. To avoid this, ventilation has to be fitted. Building regulations changed in 1985 (approved document F2) and state that continuous ventilation at eaves level, dependent upon your roof type and pitch has to be installed.
Proper roof ventilation is essential—without it, moisture can condense inside the roof space, leading to damp, mould, and even structural decay. Building regulations (Approved Document F and BS 5250:2021) require continuous ventilation at the eaves, tailored to your roof’s type and pitch.
Current UK eaves ventilation requirements:
- Cold roof with pitch ≥15°: Continuous ventilation gap of 10 mm at the eaves.
- Cold roof with pitch <15°: Continuous ventilation gap of 25 mm at the eaves.
- Warm roof construction: Minimum 25 mm continuous ventilation gap above the insulation layer.
